Compliance certificates: what a seller needs before transfer
Before a property is transferred the seller usually has to provide certificates showing that certain installations are safe and compliant.
An electrical certificate of compliance is required for every sale. A gas certificate is needed where there is a gas installation, and an electric fence certificate where there is an electric fence. A beetle certificate is customary in most sales to show the timber is free of wood-boring beetle.
A plumbing or water installation certificate is a requirement in the City of Cape Town under its water by-law, and is not a general national requirement.
Your agent can tell you which apply to your property and can arrange approved inspectors. Having them early avoids delays at the attorney.
