Sectional title or freehold: what buyers should know

Freehold means you own the land and the building on it. You are responsible for all maintenance and make your own decisions about the property, within the law and the municipality's rules.

In sectional title you own a unit and share the common areas with the other owners through a body corporate. You pay monthly levies for maintenance and insurance of the common property, and you must follow the scheme's conduct rules.

Ask for the levy statement, the latest financial statements and the minutes of trustees' meetings. They show how well the scheme is run and whether large costs are coming.
